Shangri-la Development Bank Limited has issued a notice inviting sealed bids for the auction of movable and immovable properties pledged as collateral by defaulting borrowers.

The auction process was initiated after borrowers failed to clear outstanding principal, interest, penal interest, and related service charges despite repeated written and verbal notifications. The bank stated that the borrowers breached their respective credit agreements, prompting legal recovery proceedings. All assets will be sold on an “as is, where is” basis through a sealed-bid procedure.
Borrower and Property Details
Sagun Ravina Kirana Pasal
- Proprietor/Guarantor: Prem Bahadur Roka (registered with Office of Cottage and Small Industries, Kapilvastu).
- Collateral Location: House and land located in Bhagwanpur, Kapilvastu, registered at the Land Revenue Office, Chandauta, Kapilvastu under Prem Bahadur Roka’s name.
- Listed Guarantors: Sun Kumari Roka, Sagun Roka Magar, Munta Damai, and Ravina Roka Magar.
Bajrangbali Traders
- Proprietor/Guarantor: Raju Sah Baniya (registered with Office of Industry and Commerce).
Collateral Properties:
- House and land in Chitwan registered under Bajrangbali Traders at the Land Revenue Office, Bharatpur.
- House and land in Rautahat jointly registered under Nemlal Sah Baniya and Gena Lal Sah Baniya at the Land Revenue Office, Chandranigahapur.
- Listed Guarantors: Gonalal Sah Baniya, Somariya Devi, Nemlal Sah Baniya, Sundar Kala Devi, Ranjit Kumar Sah, Pradip Sah Baniya, and Manjit Kumar Sah.
Bidding Guidelines and Terms
Form Purchase: Sealed-bid forms can be obtained from any Shangri-la Development Bank branch by depositing Rs. 500 into the bank account under SDBL-Other Non-Operating Income.
Bid Submission and Security Deposit: Bidders must state their offered purchase price in both figures and words. Bids must include a 10 percent deposit of the total quoted amount into the SADBL-Auction Deposit (Lilami) account via Manager Cheque, Good for Payment Cheque, or cash deposit.
Inspection and Binding Conditions: Bidders are expected to inspect the properties during office hours prior to submitting their bids. Once submitted, bid forms cannot be modified, and deposits remain non-refundable until final decision-making.
Payment and Ownership Transfer: The successful bidder must pay the remaining balance within the designated timeframe specified by the bank. Failure to meet the payment deadline will result in forfeiture of the 10 percent security deposit. All registry and transfer expenses are to be borne entirely by the buyer.
Bank Authority: The bank retains full authority to accept or reject any bid without assigning reasons. If a borrower settles the entire outstanding liability before property transfer, or if a court/government authority issues a stay order, the bank may cancel the auction process and refund deposits without interest.
