Default Reason: Borrowers failed to settle outstanding principal, interest, penalty charges, and other fees despite repeated verbal and written requests from the bank.

Re-auction Process: Previous auction notices published in national daily newspapers received no successful buyers, leading the bank to re-issue the auction notice under a confidential sealed bid process.

Borrower Entity: Raj & Raj Fancy Stores, a private firm registered with the Office of Commerce, Supply and Consumer Protection in Bhairahawa, Rupandehi.

Proprietor and Guarantors: Sikandra Thakur (Proprietor), resident of Rupandehi district, alongside property guarantors Prabhu Dayal Nau and Koili Nauni.

Mortgaged Property: Land parcels, structures, and physical assets situated in Rohini, Rupandehi, pledged as collateral.

Auction Terms and Guidelines

Bid Form Fee: Application forms are available at the bank during office hours for a non refundable fee of NPR 1,000.

Deposit Requirement: Bidders must submit a 10 percent security deposit of their total quoted amount via bank draft, cash deposit voucher, good-for-payment cheque, or a Class A bank guarantee.

Payment Timeline: The winning bidder must pay the remaining 90 percent balance within 7 days of notification to complete property transfer. Failure to complete payment results in automatic forfeiture of the 10 percent deposit.

Ownership Transfer Dues: All government fees, property registration taxes, local taxes, water, electricity, and outstanding charges must be covered entirely by the buyer.

Rights of Bank: Under the Banks and Financial Institutions Act 2073, the bank holds full rights to reject, cancel, or negotiate bids, or take direct ownership of the assets if bids are unsatisfactory.
