Property Specifications and Location Requirements
The bank seeks property meeting specific area, road access, and structural dimensions within core areas of Kathmandu Valley.
- Target Locations: Durbar Marg, Kamaladi, Kamalpokhari, Gyaneshwor, Gairidhara, Narayanchaur, Naxal, Nagpokhari, Bishalnagar, Lazimpat, Panipokhari, Baluwatar, or Maharajgunj (inside Ring Road).
- Land Area and Frontage: Minimum land area of 30 ropani or more with a front face width of at least 50 feet.
- Building Specifications: A suitable building for the central office with a minimum built-up area of 35,000 square feet.
- Parking and Access Provisions: Parking capacity for at least 25 four-wheeler vehicles and 75 two-wheeler vehicles, connected by a minimum 6-meter-wide access road (excluding footpaths) clearly reflected on field and cadastral maps.
Terms, Terms of Purchase, and Submission Guidelines
Proposals must strictly adhere to regulatory and legal documentation standards established by the bank.
- Bidding Form Purchase: Official bidding forms must be purchased from the General Services Department, Thapathali, Kathmandu for a non-refundable fee of 1,000 rupees deposited into bank account number 999-20409010201.
- Structural and Legal Compliance: Buildings must feature approved blueprints, completion certificates from relevant authorities, earthquake-resistant design, and clear legal title free from disputes.
- Property Measurement: The final land area will be determined based on the smaller measurement between the land ownership certificate and physical field verification.
- Tax Obligations: Land revenue tax and capital gains tax up to the current fiscal year must be covered by the property seller.
- Submission Timeline: Sealed proposals must be submitted by Ashwin 21, 2083 (Wednesday). Proposals will be opened on Ashwin 22, 2083 (Thursday) at 3:00 PM at the bank Central Office in Thapathali, Kathmandu.
