NIC Asia Bank has invited sealed proposals from interested property owners to lease a completed commercial building or flat space for relocating its New Road Bishal Bazar Branch in Kathmandu.

Property Criteria, Required Space, and Location Specifications

The bank is seeking a suitable commercial space within the New Road area and its immediate vicinity to accommodate branch operations.

• Required Floor Area: Approximately 3,000 to 8,000 square feet.
• Target Location: New Road commercial area and surrounding surroundings in Kathmandu.
• Submission Deadline: Within 15 days from the date of the notice publication.
• Submission Venue: General Administration Department of the bank, located in Kamaladi, Kathmandu.

Mandatory Structural Features: RCC frame structure, standard interior and exterior finishing, completed construction, and direct connectivity with the main road (frontage facing the main road).

Facility Requirements: Adequate dedicated space for vehicle parking, backup generator placement, ATM installation, and sufficient water supply system.

Legal and Compliance Conditions: Must hold clean ownership with no ongoing legal or boundary disputes, comply fully with government-approved building standards, and lie completely outside public road right-of-way boundaries.

Documentation and Submission Guidelines

Proposals must explicitly state the offered rental area alongside the expected monthly rental rate. Submissions must include the following supporting documents:

• Location map accompanied by recent photographs of the proposed property.
• Copy of the government-approved building construction plan and official building completion certificate.
• Land survey map (Naksi) and official land ownership certificate (Lalpurja).
• Copy of the citizenship certificate of the property owner or legally authorized representative.

Governance Clause: Final lease terms will be determined via mutual negotiation, while the bank reserves complete authority to accept, modify, or reject any proposal.
