Property owners who possess suitable commercial real estate are encouraged to review the official requirements and submit sealed bids within the specified timeline. All submitted proposals will undergo evaluation by the bank to select a location that aligns with its operational standards and customer accessibility requirements.
Property Location and Space Specifications
The bank has outlined specific geographic and physical requirements for the proposed commercial property. The building must be located within Birgunj Metropolitan City, specifically inside Ward Number 5 or Ward Number 6. These locations have been prioritized due to their high commercial activity and strategic connectivity within the city.
In addition to location constraints, the bank requires a floor area ranging between 1,800 square feet and 2,000 square feet. This floor space is necessary to accommodate customer service counters, administrative offices, secure vault facilities, and essential banking infrastructure efficiently.
Essential Documentation for Individual Property Owners
Property owners applying as individuals must provide complete legal and administrative documentation alongside their proposal. A copy of the land ownership certificate must be submitted to prove valid ownership of the real estate.
Applicants must also include approved building blueprints, an official building completion certificate, an occupancy permit, and other relevant authorization documents issued by the local municipal authority. Additionally, owners must submit clear photographs displaying both the interior layout and the exterior structure of the building. Detailed contact information of the owner and a clear statement of the proposed monthly rental rate per square foot or total monthly rent are also mandatory.
Required Documents for Corporate Property Holders
When the property is registered under the ownership of a firm, private company, or corporate institution, additional documentation is necessary. Applicants must provide a certified copy of the official company registration certificate issued by the government.
Corporate property owners must also attach the Permanent Account Number or Value Added Tax registration certificate along with the latest tax clearance certificate. Further requirements include copies of the Memorandum of Association, the Articles of Association, and a formal board resolution explicitly authorizing the lease of the property to the bank.
Mandatory Structural and Technical Requirements
Jyoti Bikash Bank Limited has established strict physical and infrastructural criteria that all prospective properties must satisfy. The building must have direct connectivity to a main road to ensure convenience for visitors and vehicle movement. Furthermore, the property must not fall within any designated or planned road expansion zones planned by local urban authorities.

The building must be a permanent, earthquake-resistant structure constructed in strict compliance with approved engineering and building standards. The premises must also feature a continuous water supply system, proper sanitation facilities, and a three-phase electrical power connection to support commercial banking operations without disruption.
Signage Space and Infrastructure Provisions
The property must offer dedicated space on the ground floor for the installation and operation of an Automated Teller Machine. This facility is critical to ensuring round-the-clock cash withdrawal services for banking clients.
Adequate space must also be available on the property premises to install a backup power generation system or heavy generator. Additionally, the building owner must provide suitable locations on the rooftop, exterior walls, and front façade for bank signage. A prominent location visible directly from the main road must be allocated specifically for the primary signboard of the bank. Furthermore, the entire property must be completely free from legal disputes, mortgages, or financial encumbrances.
Application Timeline and Submission Instructions
Interested property owners who meet all specified criteria must submit their sealed proposals within 15 days from the official publication date of the notice. Bids submitted after the deadline will not be considered during the evaluation process.
All application packages must be delivered directly to the General Services Department located at the Central Office of Jyoti Bikash Bank Limited in Kamalpokhari, Kathmandu. Applicants must ensure that all required documents, certificates, and price proposals are enclosed securely in sealed envelopes.
Proposal Selection and Evaluation Criteria
The bank maintains full authority over the selection process and reserves the right to accept or reject any proposal without providing specific reasons to applicants. The financial institution may also conduct negotiations with shortlisted property owners regarding lease terms and rental rates if deemed necessary.
Properties that satisfy all structural, technical, and legal criteria will receive preference during evaluation. Sealed proposals will be formally opened only after the bank obtains necessary internal regulatory approvals for the establishment and relocation of the Birgunj branch.
