Mahalaxmi Bikas Bank Limited has issued an official fifteen day public notice inviting interested property owners and corporate institutions to submit commercial proposals for the sale of land or a structured commercial building.

Preferred Commercial Locations
To ensure ease of access and match corporate branding standards, the financial institution is focusing its property search on specific commercial hubs within Kathmandu. The bank has outlined a clear list of preferred locations for the new head office:
- Durbarmarg
- Kamaladi
- Kamalpokhari
- Gyaneshwor
- Gaushala
- Narayanhiti
- Narayanchaur
- Bishalnagar
- Lazimpat
- Panipokhari
- Baluwatar
- Maharajgunj (strictly within the Ring Road boundaries)
Comprehensive Property and Spatial Requirements
The bank has put forward distinct minimum physical guidelines that the offered properties must meet to be considered for evaluation. For undeveloped or partially developed land proposals, the plot must have direct access to a road that is at least six meters wide, coupled with a minimum road frontage of fifty feet. Additionally, the total land area must measure thirty annas or more.
If sellers are pitching an existing commercial building, the structure must be fully designed and suited to house a modern banking headquarters. The building must offer a minimum total area of thirty five thousand square feet. Furthermore, the property must feature robust parking infrastructure, specifically accommodating at least twenty five four wheeler vehicles and seventy five two wheeler vehicles.
Mandatory Documentation for Verification
All interested property owners or corporate sellers must package their commercial bids with a comprehensive set of legal documents. Bidders are required to submit a copy of the official land ownership certificate alongside the citizenship certificate of the property owner. For properties owned by corporate entities, official company registration papers, a Board of Directors decision authorizing the sale, and the Permanent Account Number certificate must be enclosed.
For proposals featuring constructed buildings, sellers must present the approved building design maps, an official building completion certificate issued by the local municipality, and formal earthquake resistant certification. The bank has explicitly noted that any submitted property must be entirely free from legal disputes, financial encumbrances, or active regulatory restrictions.
Deadlines and Bid Submission Details
To participate in this procurement process, interested parties must obtain the official bid document directly from the bank’s administrative office by paying a non refundable document fee of one thousand Rupees. All proposals must be submitted as sealed bids.
The final deadline for submitting sealed proposals is set for Shrawan 13, 2083. The bank will formally open the received proposals on Shrawan 14, 2083, at exactly three in the afternoon. The opening process and subsequent administrative evaluations will take place at the bank’s current central office situated in Dhapasi, Kathmandu.
Evaluation and Procurement Rights
Mahalaxmi Bikas Bank Limited will conduct a structured internal evaluation of all bids to filter out proposals that fall short of the technical, spatial, or legal benchmarks. The bank will initiate direct follow up discussions only with those select property owners whose offers align closely with its operational objectives.
The financial institution holds the absolute right to accept or reject any or all submitted bids without being obligated to provide specific justifications, adhering strictly to its internal corporate procurement guidelines.
