Royal Tulip Chitwan Receives Five Star Deluxe Rating Ahead of Proposed IPO

Royal Tulip Chitwan, a luxury resort located in Sauraha, Chitwan, has officially been granted a Five-Star Deluxe classification by the Department of Tourism.

The recognition follows an on-site inspection by a four-member government delegation led by a department director, which evaluated the resort’s infrastructure, service quality, security standards, and operational systems. With this certification, Royal Tulip Chitwan becomes one of only four hotels in Nepal to achieve the prestigious Five-Star Deluxe rating.
Resort Infrastructure, Local Design Integration, and Operations
Operated under KTM Hospitality Limited—primarily backed by Non-Resident Nepali investor Rameshwar Shah—the resort integrates modern luxury with authentic Nepalese aesthetics.
- Local Material Usage: The architecture extensively features locally sourced materials, including stone tiles, thatched slate roofs, wooden furniture, jute carpets, hand-carved local woodwork, and traditional bamboo weaving (mandro).
- Property Scale and Amenities: Spread across 4.12 acres near the Rapti River and the Janakauli and Kumroj community forests, the resort features 65 modern rooms, a revolving restaurant, swimming pool, gym, health club, and a dedicated helipad.
- Specialty Concepts: The property operates Nepal’s first Tanabi Bar along with a midnight sports bar for entertainment.
- International Brand Management: The resort operates under a management contract with the Royal Tulip brand of the Louvre Hotels Group. Soft operations commenced in July 2025, followed by full operational launch in mid-December 2025.
IPO Filing, Credit Rating, and Financial Structure
KTM Hospitality Limited has initiated the formal process to issue initial public offering shares to the general public.
- Public Issue Size: The company has applied to the Securities Board of Nepal (SEBON) to issue 1.55 million ordinary shares (1,550,000 units) at a face value of 100 rupees per share, totaling 155 million rupees.
- Credit Rating Grade: CARE Ratings Nepal assigned a CARE-NP BB- (Double B Minus) rating to the proposed public issue.
- Capital Project Cost and Debt-Equity Ratio: The total project cost stands at approximately 1.70 billion rupees (1,700.5 million rupees). Post-IPO, the company projects a debt-to-equity ratio of 61.5 to 38.5.
- Rating Summary Strengths: The credit rating report highlighted the resort’s international brand affiliation and experienced promoter group as primary credit strengths.
